Freshly refinished dark hardwood floor with a gloss finish

Hardwood floor refinishing

Worn, scratched, orange, or painted: if your floors are solid hardwood, we can sand them back to bare wood and build the finish up again, coat by coat. You choose the color from samples on your own floor before we commit.

Dust-contained sanding, stain samples first, 3 to 4 working days for most rooms

Why refinish instead of replace

It costs less

Refinishing achieves a fresh, new-looking floor for a fraction of replacement.

It adds decades

A properly refinished floor keeps its protection and beauty for many more years of daily life.

It erases the damage

Scratches, dents, discoloration, even old paint: sanding takes the wear off and brings the grain back.

It holds value

A well-maintained hardwood floor is one of the features buyers in this area actively look for.

How the job goes

Every floor is different, but 40 years of jobs means the rhythm is steady.

  1. 1

    In-home estimate

We measure, check the floor’s thickness and condition, and quote the real job. Sand and finish estimates are valid for 30 days.

  2. 2

    Stain samples

We sand a small patch and apply sample colors on your own wood. You see the actual floor, not a chip.

  3. 3

    Sand, contained

Dust-contained sanding to bare wood, edges and corners by hand. Stairs and borders get the same care.

  4. 4

    Coats and cure

Coats go down per the schedule: polyurethane, stain plus poly, or water-based. Then the floor cures before furniture returns.

What refinishing costs

We quote by the job, in person, because five things move the number: square footage, the floor’s condition, stain versus natural, the number of finish coats, and any repairs or stairs in scope. Financing is available if it helps the budget.

  • Free in-home estimate: measured and itemized, not a range.
  • 30-day estimate validity on sand and finish work.
  • Warranty included on refinishing work.

“Can’t recommend enough. We had our floors done while we were on vacation and we came back to them perfect, and hardly any dust!”

Katie Levy , August 2025

“Roberto and his crew did a super job sanding and staining the floors and stairs. Went from an orange red oak to dark walnut after a 4 stain sample. They turned out beautiful and we couldn’t be more happy.”

Refinishing questions we hear every week

How much does it cost to refinish hardwood floors?

It depends on the square footage, the condition of the floor, whether you stain or go natural, and how many coats the finish needs. Stairs and repairs add to the job. We give free in-home estimates so the number you get is for your floors, not a ballpark. Sand and finish estimates are valid for 30 days.

How long does refinishing take?

Most rooms take 3 to 4 working days from first sand to final coat: a polyurethane finish is three coats over three days, a stain-and-polyurethane job runs about four, and water-based or acrylic finishes can move faster since they need only about 2 hours between coats. Our day-by-day schedule spells it out.

How dusty is it?

We contain the dust as we sand. Customers regularly tell us they came home to finished floors and hardly any dust.

Can you change the color of my floors?

Yes. We sand to bare wood and pull stain samples on your floor before you commit. One customer went from orange red oak to dark walnut after seeing four samples side by side. DuraSeal stain colors run the full scale, natural through dark walnut.

Should I refinish or replace?

If your floor is solid hardwood and structurally sound, refinishing almost always costs less than replacement and adds decades of life. We will tell you honestly if a floor is past saving. We sell and install new floors too, so either answer is work we do, and the hardwood flooring page covers the new-floor side.
